I shall be needing a new place to stay and I am going to have to figure out how to find something that is convenient to the place where I work and still within the budget that I have. In what they say was a lucky and unexpected finding, researchers at Johns Hopkins say they’ve discovered that male fruit flies lay down an odorant, or pheromone, that not only attracts females to lay eggs nearby, but also guides males and females searching for food. The discovery, they say, offers clues about how flies, and probably other creatures, navigate complex environments and use odors to guide important behavioral decisions.

“We didn’t know flies could rapidly deposit pheromones in response to odors, but now we have evidence that that’s the case with at least three such food odors,” says Christopher Potter, Ph.D., assistant professor of neuroscience at the Johns Hopkins University School of Medicine.

A summary of the research findings appeared online in the journal eLife on Sept. 30.

Specifically, he says, experiments by him and his colleagues show that the pheromone known as 9-tricosene “flags a location as an ideal place for flies to mate, settle down and have kids, so to speak. It’s a way to help them associate mating with a food source that will give their offspring a good start in life.”

When building a new home, home buyers may quickly find themselves over-budget and over-stressed. U.S. News & World Report recently highlighted some of the most common financial mistakes when building a new home:

1. Don’t overbuild. “I meet potential clients in my office almost weekly who tell me, ‘We built a 6,000 square-foot home, but now we’re dying to downsize to something smaller,'” says Andy Stauffer, owner of Stauffer and Sons Construction, a homebuilder in Colorado Springs. “Most families don’t even need 5,000 square feet, and a home as small as 2,500 or 3,000 square feet won’t feel small if it’s designed properly. A larger house is just more expensive and harder to maintain and clean. According to the National Association of Home Builders, a custom home in the U.S. costs an average of $105 per square foot to build. That means by eliminating even 500 square feet in a home that you don’t need, you’ll save over $50,000.”

Property Taxes Are on the Rise

Property tax collections have increased nearly $13 billion or by nearly 3 percent over the past year, according to a new analysis by the National Association of Home Builders.

Property tax collections – including commercial real property taxes and personal property taxes – totaled more than $503 billion over the last year. Property taxes are critical to communities’ financials, making up 38.9 percent of state and local tax receipts.

“Gains for state and local non-property tax collections have outpaced increases in property tax receipts in recent years because such non-property taxes experienced the greatest declines during the recession,” NAHB notes on its blog, Eye on Housing. “The impact pushed the property tax share of total receipts from the four major sources from a high of 44.9 percent in the third quarter of 2010 to just below 39 percent for the second quarter of 2015.”

NAHB economists point out that the current share is close to the pre-housing boom (2001-2003) average of 38 percent

Mortgage Rates in Free Fall, After Fed’s Vote

The 30-year fixed-rate mortgage averaged 3.86 percent this week, dropping lower after the Federal Reserve’s decision last week to hold off on raising the Federal funds rate.

“Global growth concerns and lackluster inflation convinced the Fed to defer a hike in the Federal funds rate,” says Sean Becketti, Freddie Mac’s chief economist. “In response, Treasury yields fell about nine basis points over the week, with some larger day-to-day swings along the way.”

That marks nine consecutive weeks that mortgage rates have now remained below 4 percent.

“These low mortgage rates have supported strong home sales, and 2015 is on pace to have the highest home sales total since 2007,” Becketti says.

However, on Thursday, Federal Reserve Chair Janet Yellen said the U.S. central bank was on track to raise interest rates this year for the first time in nearly a decade. The Fed’s benchmark short-term rate has stayed near zero since December 2008, which has also helped to keep mortgage rates low ever since.

Freddie Mac reports the following national averages with mortgage rates for the week ending Sept. 24:

  • 30-year fixed-rate mortgages: averaged 3.86 percent, with an average 0.7 point, dropping from last week’s 3.91 percent average. Last year at this time, 30-year rates averaged

Snake House Case Headed to Court

Maryland home owners who sued their real estate agent over claims the agent knowingly sold them a house infested with snakes will now be taking their allegations to court. The sides were unable to reach a settlement in mediation.

The home owners, Jeff and Jody Brooks, of Annapolis, Md., have filed a $2 million lawsuit against the real estate agent.

The Brookses say they paid about $61,000 to try to rid the home of rat snakes that they found shortly after they moved in. The snakes had created tunnels through the walls of the $410,000 home, and snake feces were on the walls and inside the insulation. The home owners say they saw live snakes up to seven-feet long emerge from the walls. The “snake house,” as it has been dubbed, has attracted national media attention.

The Baby Boomers Are Driving Growth

Baby boomers are the “driving force” of household formation, which is critical for real estate demand, according to a new blog post at the National Association of REALTORS® Economists’ Outlook blog.

The highest gains in household formation have been by 65- to 74-year-olds, who accounted for 860,000 new households alone from the first half of 2014 to first half of 2015, according to Census Bureau data. The 55 to 64 age group comprised the second highest at 391,000, followed by people over 75 years of age who formed 264,000 new households during that time period.

Meanwhile, younger age groups had less. The 20 to 24 age group had negative net household formation numbers of 85,000. The 25- to 34-year-old age group, however, had 159,000 new households during that time.

Young professionals have been slow to form their own households. The share of the population living with parents has risen dramatically over the last few years. For the 25- to 29-year-old age group, the percentage has risen from 10 percent in 1980 to 25 percent by 2013. Also, the share of 25-to 29-year-olds who have never been married has dropped from 70 percent in 1980 to less than 40 percent in 2013.

In 2014, the latest data available, vinyl (including vinyl-covered aluminum) was the most commonly used wall material at 29 percent, followed by stucco and brick or brick veneer at 23 percent each, and fiber cement siding at 18 percentVinyl siding is the most popular exterior material in five out of the nine Census divisions, with the Middle Atlantic and New England areas having the highest prevalence at 76 percent and 72 percent, respectively.
